These Terms govern your use of HamroRentals ("HamroRentals", "we", "us"), operated from Nepal. By creating an account or using the service you agree to these Terms. If you are using HamroRentals on behalf of an organization, you confirm you have authority to bind that organization. Individual users must be of legal age in their jurisdiction.

1. The Service

HamroRentals is a rental credit bureau and lease facilitation platform connecting landlords and tenants in Nepal. We provide listings, applications, lease document workflows, and a two-way reputation/credit score system. We charge a one-time success fee per signed lease (currently USD 10 for landlords, USD 6 for tenants) — see our Pricing page.

2. Account & Acceptable Use

  • Provide accurate information and keep it up to date.
  • Keep your credentials confidential; you are responsible for activity under your account.
  • Do not misuse the service: no unlawful use, fraud, spam, infringement of intellectual property, scraping, probing, or attempts to interfere with security or other users.
  • Do not submit false rental, identity, or payment information.

3. Intellectual Property

HamroRentals retains all rights in the platform, including software, branding, scoring algorithms and documentation. We grant you a limited, non-exclusive, non-transferable right to use the service. You may not reverse engineer, resell, or circumvent technical limits. For content you submit (listings, messages, documents) you grant us a limited license to host and process it solely to provide the service.

4. Payments, Billing & Refunds

Our order process is conducted by our online reseller Paddle.com. Paddle is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, cancellation and refund mechanics are governed by the Paddle Buyer Terms. See also our Refund Policy.

5. Service Level & Warranties

The service is provided "as is". We do not guarantee uninterrupted or error-free performance. To the fullest extent permitted by law we disclaim all implied warranties, including merchantability and fitness for a particular purpose. HamroRentals is not a real estate broker, financial adviser or legal adviser; rental decisions remain your own.

6. Suspension & Termination

We may suspend or terminate access for material breach, non-payment of the success fee, suspected fraud or security risk, or repeated/serious policy violations. On termination, you may request export of your data within 30 days, after which it may be deleted.

7. Liability

To the extent permitted by law, our aggregate liability is capped at the fees you paid to HamroRentals in the 12 months preceding the claim. We exclude liability for indirect, consequential or special damages, including loss of profits, data or goodwill. Nothing in these Terms excludes liability for fraud, death or personal injury where it cannot be excluded by law.

8. Indemnity

You will indemnify HamroRentals against claims arising from your content, your unlawful use of the service, or your breach of these Terms.

9. Governing Law

These Terms are governed by the laws of Nepal and the courts of Kathmandu have exclusive jurisdiction, without prejudice to mandatory consumer protection rights in your country of residence.

10. Changes & Assignment

We may update these Terms; material changes will be notified by email or in-app. You may not assign your rights without our consent; we may assign in connection with a merger or acquisition. We are not liable for failure to perform due to events beyond our reasonable control (force majeure).

FAQ — for renters & landlords

I'm a renter — what am I agreeing to?

That you'll give accurate info on applications, pay the USD 6 success fee only when a lease is actually signed, and that ratings/credit-score events recorded against you must come from a real lease.

I'm a landlord — what am I agreeing to?

That listings are genuine, you have the right to rent the property, and you'll pay the USD 10 success fee per signed lease. You also agree to record tenant payment behaviour honestly — false reports may get your account suspended.

Does HamroRentals act as my agent or lawyer?

No. We're a platform. We don't broker the lease, give legal advice, or guarantee the other party's behaviour.

What happens if I break the rules?

We can suspend or terminate your account (see section 6) and, in serious cases, share information with authorities where the law requires it.
